We are planning to move to Armenia in the near future , as my wife is Armenian and the climate is much better. Butt the housing prices what is offered on List.am confuses me.

Many listings are there for years and it seems that the price that they asked is not market value butt more an emotional or wishful thinking value.

While there are nice houses for sale acc to the pictures they seem to be empty for years. We looked at some an they are a poor reflection of the pictures on list.am. Many problems due to damp caused by not heating in the winter, cracked and fallen plaster. Overgrown gardens, leaking roofs and lots of dumped garbage in the corners of the property.

In short, pictures on list.am taken 4 years ago give a wrong representation of the currant state. And it will take time, efforts and money to get them back to a good state. Butt they ask still 350 k plus dollar with the excuse “look at the pictures” when I mentioned that I been to the location and send them the pictures all goes silent. We looked at one house that was sold with furniture butt was totally stripped and the agent did like he was surprised butt is was clearly like this for year(s)

Are are lot of houses in Armenia bought remotely without looking at them?

Are housing agents that represent buyers remotely not to be trusted?

Are the owners that are living abroad not aware of the state of there property?

At 350.000 euro/dollar you would expect that potential buyers would take a look at the property.
