HOA will have meeting very soon in two weeks or less to vote on passing budget ratification to modernise elevator that will cost 600k, the current elevator since 1949 is not up to code and sometimes you can get locked in , we truly need new elevator, but what has been offered to us was only one company bid, as home owner I like to see more than one option, it’s free market.

HOA passed motion to go with final vote coming up in October, there are 47 units in the building and based on your condo size you’ll certain amount as percentage overall of 600k, my condo will total above 10k and others for 15k and some even for 20k , the sad thing it seems HOA doesn’t have reserve funds all these years enough to cover, in fact it only have 100k as reserve funds while HOA duties have been collected for very long time.

This special assessment will make people suffer financially, it’ll increase rent on tenants, and it’ll make really hard to sell your condo.

We have sent letters all units in the building urging them to show up on the meeting and vote no, if we don’t have 51% 25 owners says no then special assessment will be approved, HOA is willing to put payment plan limited only to one year which could $1,000 every month, some others $1500. Which is a lot considering my duties $536 for 1bd/ba while others 2bd/ba $800+ dues monthly!

Can HOA put foreclosure on your condo if you don’t pay? Why is that even legal? It sounds like class discrimination only rich people can afford to live there! What about diversity? I’ve seen black families had to leave they can’t keep paying this uprising cost! HOA can be better in management and have bigger reserve funds! HOA can collect data on what people feel comfortable paying for big projects and from there you call it a budget and then you can go find vendors who can work with these numbers

Elevator cost seems ridiculously expensive, new home owners came and got this is absolutely a nightmare for them. I’m in need of an advice.
